This was an Oct 15th acquisition and took about 2 months to clean out and repair/rehab. 

Since most of the homes that flooded took on electrical damage, you will almost certainly need to file a permit to do renovation as you will need the electric company to shut the power off, provide temporary meters, and turn the power back on.

Attention to detail is a big one for me, make sure when they wrap up jobs they do the right work and finish the job clean without having a ton of stuff missing 

Custom built closets NO wire closest.. lights in the closets upgraded electrical etc etc.

Could do I a lot less to get lower rents (for example an upgrade may be $10-$15k where a bare minimum repairs and cleaning may only be $1-2k).

I would have to agree with @Simon W.If I took over, or had a client ask me to clean their books, first thing I do is make the Balance Sheet crisp and clean.

This person will most likely always pay on time and their is a higher likelihood they are clean which will mean in the end of their lease you can lease it to the next person while theyvare there and the deposit will cover the small charges. 

What I do for my units with shared meters is I charge 50% flat to each tenant which prevents waste I get no issues with any waste due to this but the ones that share electric bills do get many complaints due to the size of the bill.

My four adult children are out of the house; so, below are goals for our 11 year old and me.Read 15 minutes per day and log it.Set limit on daily electronic use.Clean up after himself (toys, push chair in, dishes, clean bedroom, clean car).He plays sports and has a few tough baseball goals that he works with me on (inside/out swing, pitching mechanics, 3B fielding). 

I am getting a lumpsum estimate for things like electrical, plumbing, but I am not sure what the cost is for.
