I would love to see a chart showing employee churn rate vs number of property listings.

However, you want to vet the team before signing on so you don't find yourself in a churn and burn situation or on a team that promises endless leads but in reality gives few or no leads but still expects a cut of the leads you generate yourself.If a type of market is what you want to focus on, like luxury, small multi-family, starter homes, certain neighborhoods you know, etc., then you can start seeing what brokerage is dominating that area and start reaching out to those managers at that brokerage.

Their main focus, at least in my market, is to churn properties with little regard to cash flow and valuation. 

If you're credit is good, and you can get yourself liquid 100k you can start burning and churning SFH if you have a pipeline set up and a good team on the ground.

He very well may tear the place up on his way out, but the longer this drags out the longer you are going to have to deal with churn in the other unit.

and sadly from my POV all this churn of older homes is destroying the older home stock that should be preserved as guess what - they dont make that kind of home anymore....... 

This society has churned out a lot of adult children recently. 

I would pick a couple of areas or neighborhoods and churn through some listings/deals until you have a good feel for that area.
