Flooring tiles, siding, insulation, etc...Lead paint: Anything build before 1978 could have lead paint.

We're already at $30k and haven't bought cabinets, fixtures, bathroom tile or landscaping yet. 

Subs we’ll most likely need - tile, drywall, plumbing and electrical.

I have some pretty good subs if you want to get some framing or sheetrock or tile done.

I might just have them do foundation/framing/mechanicals/etc... and I'll finish it off with drywall, paint, tile, cabinets, etc...

While this seems like a huge advantage, typical residential construction consists of tile roofs, stucco siding, concrete block fences, metal doors and windows, slab foundations and desert landscaping (rock), which do not require much maintenance.
