The 4th Ave location is labeled business 8 and has many smaller shopping centers and local restaurants that make it a better selection for air bnb than most of the rest of yuma west of 4th ave which is primarily family neighborhoods without any real attractions for visitors to enjoy.Also, the main street location would be the closest to the Quechan Casino on the Arizona and California border. 

People nowadays opt for the companies having a good reputation along with good ratings and reviews.

I prop at one of the big casinos out here.The issue with finding a reliable agent is indeed my main concern.  

The other topic that's of high interest to me right now is how is the RE community adapting to the inbound marketing concepts that are all the rage nowadays.  

@Jay Hinrichs and @Gaurav MohileWhile you may be right that 20% cash returns may not be easy to find for most investors nowadays, 10-15% still seems pretty good to me.

Sean Terry interviewed him on his podcast #64, a very thorough discussion of his method which revolves around marketing to landlords  (a very saturated group nowadays).Anson Young talks about it in his bp podcast and Rob Swanson has a course on it that I haven't seen but he's interviewed by JP Moses on Moses' website. 

I will have my RE License and I have plenty of motivation to work so I don't foresee any problems with surviving in a reasonable mountain town/cityI have a 50k/year casino job right now that I plan on using to save up enough to move West.

The building is walking distance from a college campus and less than a 5 minute drive to downtown area and 10 minutes from a community college, 5 minutes from a hospital and in the near future there will be a casino about 5 miles from it.I have a good relationship with the landlord so hopefully he is open to a creative deal.
