Not as big of an impact today, but I can see Trump reinstating the full bonus depreciation idea and making it retroactive.

This appears to be more of investing in pure speculation of an unproven business model. 

I have to usually explain that just because the owner made xyz does not the next person will or even care.

We are still looking to sell, but we want to make sure the tenant is taken care of first.

It's one thing to say that "a typical tenant would likely stay for X years" and another to say that "on average, across our properties and thousands of leases, we see that tenants stay X years" -- the first one is a bit of an assumption and the second one is a stated fact. 

You don't need to design the townhomes; if you find a builder partner they'll take care of that part for you.

Just make sure to read the management agreement carefully, the monthly % isn't the only cost to consider!
