I'd consider saying something like: "we can keep the car as-is, but I want the next 12 months of parking revenue and then 50% of all parking revenue past that point."

I believe in a balanced between cash flow and appreciation potential Cashflow pays for diapers first, then it pays for a new car, a nice home or for for travelling the world.

I currently commute 5 days a week about 64 miles round trip and spend about 2.5 hours in my car a day.

Your tenants make enough to have a decent car, a cell phone, a bank account, etc.
