If it's a buddy buddy thing with one of the tenants, those are rarely good and often mean rent is underpriced.

As the seller,  if you do more than a few manufactured, it will pay big dividends to buddy up to an ace lender so you can learn what to steer clear of whenever possible BEFORE you buy.
