Also, it didn't get up to a hot enough temperature even though it was brand-new.I love steam saunas, but it's easier to just use the one at the fitness center.

The way I see it, a brand spanking new duplex wouldn't be the smartest deal because of the high purchase price and you'd likely not cash flow, if not be in the negative.

Alternatively, if its for the hopes of accessing future real estate loans via the LLC then it may be a moot point as a lot of these bigger banks won't lend on an LLC that's brand new and no history of cash inflows/outflows.

You can buy an almost new or brand new single family home here in Arizona for $250-300k, combine taxes and insurance of under $2k per year, rent for $1500-1800, will break even on cash flow with 25-30% down because there is no maintenance or cap ex since it's new (you will have these eventually but rents will increase by the time that happens).

Coos Bay in particular was primarily a timber town and has had some difficult economic periods since it's hey day, but the downtown has grown up, there's yoga, a farmer's market and even a new Starbucks (which by the way you buy the brand new building they lease from!)
