Rumors of a casino have been going around for about 20 years...Don't want to step on anyone's dreams but, I will believe it when I see it...Several Groups have had public forums to discuss the possibility of building a Casino, at everyone of these meetings Everyone seemed to be in agreement that it would be a good idea to boost the local economy and provide much needed jobs to the area,  but then the county steps in and the whole project gets put on the back burner and we wait until the next round... 

The moral is: he is not in imminent pain.

Adjust to market shifts and keep improving your plans in response to comments and outcomes.Become knowledgeable about the moral and legal ramifications of dealing in real estate, particularly with regard to subject-to deals and wholesale.

I am not sure if you have a downpayment how it works but it is important to see if you can get that boost.

I design affordable custom websites for small businesses, my designs specifically focus on getting the highest Google PageSpeed scores possible (example) which boosts their ability to rank in search engines and making sure their site includes at least 2 content silo pages that rank for specific keywords (ie "sell my house in Atlanta, GA"). 

It starts with decline in morals and values with increased promiscuity and violence.

(One of the nice things about Westminster is that they're one of the few Denver-area cities to allow non-owner occupied short-terms, so you could give that a try to boost your revenues.Also, my standard advice for first time investors is to not overthink it.
