State RE Commissions examine files closed in Brokerages, they also go to closing companies, I believe holding periods are seven years on site, files are thinned out and contracts and HUD-1, title and other docs are sent to repositories by companies, they use to micro-fiche docs, I'm sure someone scans them now, the history of transactions is not hard to discover.

They require 3 separate checks per property per year because one of those mailings includes 2 separate taxes, so 3 actual tax bills per year per property, and each has 2 copies-- so you can imagine how this all adds up to a ton of paper waste when I just scan it in to my Neat or JotNot Pro and throw all of this paper into my shredder.

If I can just start scanning the MLS and get on top of deals asap and be the first guy there, this guy will miss out.The negative emotions make me feel more drive, but I also know not to go outside of what the numbers say.

Always good to scan CL rental ads for that area as well.And yes, it's a great idea to always purchase/rehab rental property with 20% equity if possible (created through some combination of motivated seller, distressed property, and/or rehab).
