Additionally, my wife and I plan to retire in NC (still a few years out from that ; ) but we're actively planning and focusing our investment strategy in the Raleigh-Durham area.

The only flip my wife and I lost money on was one in our own neighborhood and it was the first one that we did that was beyond our own price point, at the time.  

My advice probably isn't the one that will maximize your return, and it may not even be what I will follow as we continue to grow our portfolio, but here it is.My wife and I manage 5 units (4 we own, and 1 we arbitrage), and we allow anyone to give us 30 days notice to vacate at which point they can be let out without penalty.

I was furious, and wanted to walk on the principal of the thing, but my wife talked me down on the fact that even at $3k higher it would be a good house - and it has turned out to be, another $100k+ profit. 

It's conservative but that's what my wife is comfortable with.
