I think urban versus beach for example have different demographics.Not sure of your room dimensions but if possible I would do:Master: King + Convertible sofaBR2: Queen + BunkBR3: Queen + BunkBR4: KingWould also have pullout in living room.

It's incredibly convenient location to Santa Monica beaches and the mountains, Beverly Hills, Culver City and Silicon Beach.

I live in Pismo Beach.

I have definitely thought about investing out of state and plan to explore that option once I can get my feet wet here in Long Beach.

for a 1 story or 2 story building not for a high rise or midrise. you can easily avoid by what floor you buy or build on in miami. suburban deals or on south beach sure but not in a city high rise development you won't be worrying
