In a perfect world, this is the type of mapping software exists:1) Ability to plot where bandit signs are2) Ability to click neighborhoods (highlights the area) and it gives you the avg price for houses sold in that area over the last 3 months with stats3) Allows you to type in a single or batch of addresses and will plot them4) Type in an address + save notes to that location (Name, number, saw your sign at, etc)5) Mailing List option - allows you to remove address from list, document offer at an address, records how many letters have been sent, updates the page automatically for when a house in your list has been put on the market or soldThis are a couple of things I wish I had...

You'll read about some people who can get 2-3 their first month in, but they hit the ground running everyday. and you'll read about some people who send out one batch of yellow letters and it takes 6 months for one deal. i would suggest you set your own number for how many deals you want this year and then dedicate yourself to making it happen.best of luck!

If you actually have someone who owns 10 houses and just wants to sell them as a batch, there might be a deal.If words like "tape", NCND, "mandate", "direct to seller", "POF" or "+3" come up, its bogus garbage.

Another aspect I like about "batching" several small deals in an llc is that it diversifies for everyone involved instead of doing separate deals; some over here with Sally and some others over there with Joe and certain ones with my own money which can only end up lopsided in terms of ROI and the time frame of the cashing out on the "flip" (we actually sell both cash and on contract).
