You deserve to be compensated.  

Once you over pay for the real estate there's very little that can be done to salvage the investment and the inexperienced investor is the least qualified to navigate that process.

To which I have been told that we would need around 25K-30K in liquid assets in order to be approved.

I also have an investor putting some cash down who would prefer an inspection be done. 

If you have the ability to pay cash for the flooring it would be the cheapest option.

I am not able to take equity out of my condo because it is currently on the blacklist due to HOA fixing the roofing and a Fannie Mae rule stating, if more then 50% of the condos in that community are owned by investors, I may not be able to refi.

This would be via STR loophole, not REP status.
