I'm not a lawyer, no legal advice, but my understanding just as a real estate agent is that if the wholesaler ratified a contract with someone else outside of your own contract parameters, that default should not be on you unless it's already written in your contract with them that you would automatically extend if they have a ratified contract that closes outside your expiration date (so would be in your contract parameters). 

It’s like the automatic debit method that some bill companies do.

Contact an investor asking for purchasing criteria and then immediately put the investor on a mailing list where they are inundated with automatic emails and recieve every new listing in the target neighborhooods, purchase price range etc.2.

While it’s not full proof, some potentially “bad guests” would weed themselves out automatically for not wanting to answer those basics.

Do the reports go away automatically after 60 days in my tenant screening report section of the software. 

I know the amount of cashflows isnt always going to be the same but i would if their is a positive, i would like to use the funds to pay back the loanor could i set up a checking account with automatic payment to the 401k loan from the left over cashflow deposited from the leases ?

If it has been over 3 years, you as the landlord are automatically responsible in New Jersey.
