I believe if is a more challenging RE environment if for no other reason than rates have double since q2 2022 nearly doubling the high LTV P&I.  

As a PM and a fiduciary to my clients I use a more complex software than most self managers use and also employ a live revenue manager to scan my local area. 

If I rent out my current primary residence, I could generate over $1K in positive cash flow, so I'm considering moving into the rental property and handling the repairs at a more manageable pace.

I can see these criteria shifting significantly as I become a more seasoned investor, but for now, they're helping me feel less overwhelmed about my decision-making.

I agree that it will be a more explicit part of the negotiations...but the commission has actually come out of the seller's proceeds, which lowers their net.  

I am thinking that providing section 8 housing may be a more affordable and recession proof way to get started in real estate for rental income.

Over time it will create a more dynamic market.

While I appreciate your advice, I may be better suited to follow it once I have a more consistent revenue stream and better connections.Thanks!
