Would my adult sons just keep paying the mortgage and renting out, would they need to put it into their name?

I was trying to get them to move out by August as I didn't want to go through the eviction process and I didn't think they would have rent by the first so I thought we could all be adults and come to some reasonable agreement.

A lot of the 'adults' the baby boomers are passing their homes to can't afford another house or don't know how to invest/rent it out.
