I know Fairhope is booming right now.

@Cody Stone What cities or counties do you think are booming for a virtual wholesaling.

Multifamily's cap rate is pretty low in SLC right now but real estate is BOOMING here.

I also know during the boom right before that rents didn't go up much in Phoenix where I was buying/renting at the time, even though home prices had almost doubled in just about 5 years. 

I thought San Antonio was sustainably  growing though, so I would think that wages, employment, etc would be rising right along with property prices, so that's why I was curious to get the opinions of people who know SA.Las Vegas is booming but I wouldn't be surprised if Fitch is right about the property being overvalued there.

@Chris Wierman The St Michael area benefits from being close to The Elk River Otsego area which has boomed over the last 20 years, however, it is most attractive due to its price. 

Wasn't until formal property survey resulted in obvious problems with legal description that seller abruptly "cancel's" the sale stating their need to "fix the property description issues". 

We also caught a lot of lucky breaks along the way like: a very friendly banker, access to private loans from partners and family, baby booms looking to move out of state and off load property at cost.

It's a beautiful town home 2bd 2bth under 1200sqft on the SW side of town which is booming and my community is in high demand.
