If they don't want the fresh unit you could tell them you're not renewing their lease - chances are they won't be stoked about having to find a new place to live, so you might want to consider giving them an option to leave before the end of the lease term without a penalty.

Stoked to buy again at ~10% less purchase price when compared to last year!

I know other markets you're stoked to make 30k - 50k in 4 - 6 months but my clients are exiting 2x that amount and these properties in my network are the type that offer back 100% of the invested capital upon refi, the spreads are that good.So, how do we find them?

Recommend you sit down with a piece of paper and in broad stokes determine how or if you want to scale.
