When it comes to the 203k, just make sure you have a contractor start date scheduled, and be sure to contact your consultant (if you have one and its not a 203k limited) to get the first draw scheduled. 

Whichever comes first and makes sense, go with that.

IE they just work in the NPN space and try to work the notes and ending up owning probably happens maybe not the majority of the time but quite often..

I would focus more on where the day to day dollar comes in rather than the money from the property.
