About a year ago I stayed in Saint Thomas at a short term rental and the property had a two car garage and an apartment below it that the “care taker” lived in.

We demolished our garage, expanded the footprint, and have an addition + garage on the lower level and then the 2/1 ADU as the top level.

I know for a fact other people in this city are leasing out garage suites, basements, etc.

The current flip I’m working on is rehabbing the main house and building an ADU utilizing the detached garage with Alley access.

I've refined and updated my buy box, currently SF detached houses built since year 2000, with 3 bedrooms, 2+ baths, central air, and 2 car garages, in areas with good schools, low crime and economic growth. 

We also discussed the Modern agent.. who never ever picks up the and says text me and then never calls anyone back ESPECIALLY listing agents  Listing agents dont want buyers they want listings.In addition many brokerages in our market do NOT allow dual representation..

I purchased an SFR in Sacramento, it's currently a studio over a 3 car garage.
