I feel I live in a moderate area and to find a true duplex like you stated vs a converted the asking prices are usually 150k-200k which would bring in 1000-1200/ month rents per side.

A little background also, this would be both of our first homes, we are not married but plan on it sometime next year or so, both have good credit, and moderate salaries, and this would be our primary residence.

i have some challenges you didn't...The mold test my tenant had professionally done in March showed moderate levels downstairs and high levels upstairs.
