Hey @Eli Edwards,In my limited experience New Western, and any other larger company who is geared towards wholesaling properties, generally doesn't leave much on the bone for the end buyer. 

You should require the tenant to carry $100,000 liability.

So, that makes a BIG difference in How you scale and what your personal “upper limits” are.  

There are some benefits to having an LLC on reduced liability, but there are more expenses. 

Even if one tenant is responsible for rent payments, the others will live there and impact your liability as a landlord.Accountability:Requiring all adults to apply and sign the lease holds everyone legally responsible for the terms.

Some title companies don't like the liability.
