I've done the math in the past, and generally it plays out such that going FHA is mathematically identical to having a normal 30YF at 80% LTV, and a hard money 2nd position loan at an interest rate north of 10% for 16.5% LTV (CLTV 96.5%, which most FHA loans are).

I'm a native Israeli - fluent in Hebrew too. 

Home Depot is nearly identical in price while Lowes is generally higher priced but when I need nice quality or a specific molding these guys might have it out of the three.

I'm still trying to figure out what my "investor identity" is, so to speak.

We work with many Israeli clients and we have seen that the immediate and common response is that, we do things different here when it comes to contractual work and the way the transaction are secured.

The confusion comes when new dealers/operators think the need an identity to deal in real estate, "I'm a wholesaler, I'm a buy and hold investor, I'm a rehab guy"...... what difference does it make to Harry Homeowner who or what you call yourself?"
