We haven't sent out a ton of mailers yet, somewhere around 4000-5000 in under a year.

After you put in under contract I know you contact investor builder etc and you get a 5-10k fee which is awesome but I am still wondering who pays the bank back?

It's become so inundated with spam on several channels, it's ruining it for many people.
