Started looking at condos, Airbnb’s now apartments. lost my job in the beginning of the pandemic, so I’m trying to make cash flow apartments my day job. my funds become available in April, so hopefully I’ll find my first apartment building in Chicago.

So invest in some kind of real estate like apartments that need heavy lift and get the bonus.Otherwise life settlement partnerships can also give you big deduction year 1. 

I was shown about a handful of their holdings in the Houston, Memphis, and Little Rock markets, but the cash flow and CoC returns were less than $100 per month and 2-4% after factoring in additional expenses like 7% vacancy and 10% maintenance per month to go along with 20% down and conventional mortgage.

For those of you actively working on fix-and-flip projects, particularly in dynamic markets like Houston, I’m curious about your approach to navigating today’s challenges.

Just like going to an auction where lots of people are bidding and there is a frenzied atmosphere... and you want to be a part of the action...you bid too, is not a good (controlled) way to spend your money.  

I now want to list a FURNISHED monthly rental - I do see that there are furnished apartments listed on Zillow under the heading "FURNISHED APARTMENTS".
