Long story short...she got beat up at a bar, came home and called the police saying my tenant did it, had him arrested, he legally was not allowed on the property, and she stayed there rent free, and trashed my house until I could get her out by evicting HIM.

I had this happen once, luckily the lease clearly dictates what happens if the tenant engages in or is arrested for any illegal activity.

I've also thought about the open house concept.Right after I posted this I got a call for an appointment - after setting the time they mentioned the previous squatters (last tenants psycho girlfriend) name who lived in my house unauthorized and trashed it after she had him arrested.

We had the feds show up at the auction on several occasions to arrest some of the bidders.

The cops were nice and escorted her outside and told her that if she tried to touch us or the items again until they were all outside she would be arrested and taken to jail.

If your lease prohibits illegal activity, then if the tenant gets arrested or you can prove it's doing something illegal, then you can evict him (or just tell him to leave).

I have twice in the past received letters from the Atlanta police Dept, advising me that they have arrested one of my tenants for drug dealing.
