If you know where the tenant works (perhaps from their rental application or a neighbor or facebook), you could serve the notice elsewhere. 

There are wholesale deals from time to time, but the best ones are not typically sitting around on Facebook.

There's a STR Homes for Sale Facebook group, and I'm sure there are others.I sell STRs to investors on the Emerald Coast, so my advice to you is to locate the best real estate agent in SLC that ALSO invests in STRs themselves AND does a lot of business in this niche.

Establish a strong presence on various social media platforms like Facebook, LinkedIn, Instagram, TikTok, YouTube, and BiggerPockets.

Suddenly, sites like Instagram, Facebook, LinkedIn, and YouTube became my trusted surfboards, allowing me to ride the digital waves and connect with a large network of other investors.

Facebook and social media can have lots of local groups that you can put your Questions to locals "what does this area need".  

I would also ask around in the local forum here on BP, find some investor and agent groups on Facebook for your area and ask there for investment-minded agents and go to your local REIA group and do the same.
