Rick H.I saw Peter last week at Bill Tan's Arcadia REIAwesome language patterns about trading when you're trying to sell don't list it, try to buy something else for trade (IRC 1031)

The FNMA restriction is: no transfer (or encumbrance)within 90 days for more tan 120% of purchase price.  

It also doesn't look like it's a business of any kind, no signs or advertisement (it's a tanning business).To me there are a lot of red flags going up without even doing a proper screening.

Hi Todd,That's an attractive looking building.Find a good stable tenant, and possibly offer some of the build out needed (if you have to--you may not have to).Just from a first glance, some tenants that come to mind would be:1) Auto Insurance Office.2) Pizza shop, owner operator, take out and delivery only.3) Dental Office (probably with a repaint to tan with brown trim or etc...).4) Dry Cleaner, drop off and pick up, where clothes are sent to main plant elsewhere by truck.5) Daycare, with attractive fencing if outside play area and parking are both available.6) Local Government or local utility branch office for payments.7) Meeting hall for the town Elks, Moose, VFW, Masons, etc...8) Realtors office.9) PO Box Rentals.10) Co-working space.11) Local Trendy Coffee house.12) Office HQ for your local Democrat or Republican or other party.Good Luck!

But if the floors are too rough we use carpet.Carpet Warehouses---usually remnants or special pricing rolls..recently bought a 12x35 for about $200...covered 3 rooms..found ad in flyer..similar to apartment type/colorHome Depot---commercial grade in darker tan/brown

Sherwin Williams Pro Mar 200Flat Antique White (looks like a light tan) as base with Virgin Pure White for trim in satin.we also started doing the baths in 100% pure white satin with trim same color.
