I have really two main questions: During a probate/estate sale where the decedent dies intestate and there are two co-administrators named on the estate, along with a guardian, when do the co-administrator's have the ability to enter into a contract agreement with a willing and able buyer?

If special letters of administration have been granted, but now I need normal letters of administration in order to sell the property before the trustee sale; all the probate notes have been cleared and I am only waiting for the hearing....can I go in for an Ex parte for order shortening time for normal letters?

It's the responsibility of the executor/administrator to settle the estate.  

Most 401k administrators will allow you to borrow up to 50% of the account value or (not to exceed $50K).  

Plans vary so check with your administrator on your plan's rules, but common rules are that you pay the loan back over 5 years with interest.  

Professional, and amateur squatters, or drug addicts, is what most of them are.

I wouldn't want anything commercial mixed with rental.. to much foot traffic, Laundromats are huge utilities to run and to keep up with mechanical fixes.. and lots of stupid sit in and wait traffic.. big drug potential unless you have a staffed location.  

There have been home invasions and lots of drug issues in Torrington specifically lately. 

Get one tenant in there dealing drugs and you have trouble with all 10 tenants.The opposite is also true.
