I've bought apartment complexes from REITs.

The past five years here in Oregon I've focused almost exclusively on investor related acquisitions and sales of vacation rentals, multi family complexes and commercial real estate. 

So, I try to balance the complexity and cost of having to manage too many LLCs (for example with each property having its own LLC) with the need to simplify the tax filing process. 

We build our models in excel and try not to over complicate them (even though ours is pretty complex).

As I always say, timing is everything in real estate.Sounds complex?

Several of our out of state investor clients are securing very healthy terms on CRE including apartment complexes and industrial warehouse spaces with as little as 25% down and rates currently ranging from 5.5-%-6.75% on 25 year amortizations. 

Do the advantages of state-specific expertise offset the added complexity of having multiple CPAs?

Knowing you tile is important, because the cost to install penny tile is different than 12x12 sq, or if you are doing a complex pattern.
