It used to be that we would look at the comps in the area and not really worry about how long you have owned the property or what you paid.Times have changed.Lenders now want to see what you paid for the property and how long ago you purchased it because in today's market good deals are abundant.

So technically he does not have to go out and find deals anymore, because the novice unbewaring student does not know any better and just brings him deal after deal and so he takes off the work clothes and becomes a TAPE AND BOOK seller because he has an over abundance of students doing deals for him.Now I applaud that as a CONCEPT of GETTING RICH QUICK and not doing anything but having a little knowledge about a subject.

Hello,In My Experience...DC is the Hottest and still most up and coming/stable market in my opinion.I've only flipped properties in DC, butIm from Springfield VA.Northern VA is much harder to come across GREAT Fix/Flip or wholesale deals.DC and PG county are more abundant in Distressed Old full of Equity properties..This is why everyone and their mom markets to those areas using these boring postcards or letters.Which means.....you must have unique marketing strategies that work to get Real Deals ;) Would love to connect with you.DM me if interested.ThanksRaphaelAce Equity Pros
