I would say it could be done, just need to have the following:#1 - Have great overall knowledge of that market, and better than agents.#2 - Learn how to run comps so you know the value of the property better than anyone. #3 - Have finances in order (i.e) is this going to be bought through conventional, cash, HML, etc.

Maybe getting a referral from people who are respectful of the property will bring you a better quality tenant?

I have came across the 203k loan where the numbers might work better if I find a good deal but there is alot that comes with the 203k loan and I want to make sure I am heading in the right direction.

You would probably need to use DSCR financing but i'd say it's better to start now then later.

You might be better off finding a long term tenant for the time being.

I would hope there are some other less obvious or “cool” areas that provide better financials (rather than appealing to my emotional - “I love those neighborhoods”).

You are better off just leasing until you can afford to purchase a primary home.
