After getting a Commercial lead that ended up not working out, but was a toe-in-the-water experience for me, I've started looking at Multifamily, CAP Rates, and the like.

One of the advice I would give you if you do start thinking about investing here is don't buy properties that use oil to heat water or heat the property, it gets expensive quickly.

My water bill is being run up every quarter, and I'm paying over $500 each bill.

One property did have more severe issues that altered the roof line and waste water plumbing.

I've addressed concern over the master bath because water continues to run internally and hissing sounds ensue for 5-10 minutes after water is shut off.

I'm told, most of these homes are under water, but usually the bank try to sell at around or near the mortgage.

(c) A water supply approved under applicable law, which is:(1) Under the control of the tenant or landlord and is capable of producing hot and cold running water;(2) Furnished to appropriate fixtures; and(3) Connected to a sewage disposal system approved under applicable law and maintained in good working order to the extent that the system can be controlled by the landlord.

Let them know that if the system breaks because they abuse it by running it constantly, they may be liable for the expenses.In the future, you may want to consider educating tenants before they move in.
