Tenants pay their own gas and electric, so that's why I've only included the water, sewer and garbage in my numbers. 

Truck mounted professional carpet cleaning is powerful enough to extract all the water, which is critical when cleaning carpet.I would not use bleach, but I would try Oxiclean on it.

Not only that we need to purchase furnaces and water heaters etc.
