I didn't find anything in the research of his company that would have scared me away.Ultimately, my wife and I decided to upgrade our family car due to a growing family, so we are holding off real estate investing for now until we build up a little more cash to use.  

Guess I need to upgrade when I cash in on the one I'm about to rent.  :-)Honestly, I didn't know what to put in the CAPEX - I think it filled in a default value....

Major decisions to be made including straight r/r repair or make upgrades?

The inspector that charged me $400 for the inspection totally missed a one foot diameter area in the dining room along the garage side wall that when stepped on, sinks in about 3-4".The floor had been recently upgraded to that floating laminate material. 

My rule of thumb is, whether it is broken or outdated, you will need to replace it.

I am a big fan of having cash reserves of about $10-$15k for unforeseen expenses and for future upgrades.

This can certainly work and if it does not you have to figure out what is broken and get it fixed! 

We focus on building science and trying to figure out why things are happening rather than saying that the light switch is broken.
