And if the water/sewer is in the landlord's name, you cannot have it shut off.However - water/sewer in the tenant's name can, and will be, shut off for non payment, and you'll be surprised how fast a tenant can come up with the money to keep the water on.

Too much of my reserves to be sitting in a property and that means I can't buy more deals until I build that amount back up again.I'm surprised you're able to do the same thing with multifamily.

I'm not saying you have to be at the 2% rule, but any unexpected expenses, or if you miscalculated the rents by even 10%, and I think you'd be in a hole
