I'd suggest hooking up with a broker and touring everything that is in your price range.  

We self-toured property (no agent on our side) & the house is likely not what most people want (older many-kids/large family style) but my wife & I are fine with the house overall...

When the clients tour the place there's no furniture.

This move was short notice after a tour in Afghanistan.  

Anyways, 2 months later I received orders to deploy to Afghanistan and had to pay a $588 payment on that truck, about $100 a month in insurance a month, and it sat in my garage for 9 months...That money spent on that truck could have been making me money while deployed or I could have saved it...Buddy I have learned my lesson...During my tour in Afghanistan I aggressively paid off my first rental home that rents for $850.

Hi Tim,If I were making this decision, I would have an in person meeting with each firm, at their office (expecting a sales pitch from them).While there (at a minimum) I would ask for an office tour, and to meet the specific employees who would be handling my business.Such as Mary X., CPA, and Delila Y., Bookeeper, as well as Partner Z., and backup Partner A., who would take over your account in the event Partner A. dropped over from a massive coronary or similar incident. 

Ads are beginning to have tours through mid range 2 bdrm apartments with their own apartment webpages to tour.

I am currently looking for my first buy and hold investment property, though so far I've only toured three properties.

Her sister listed it for sale by owner and we toured it.
