But conversely it is going to cost more than an older build.The older duplex is closer to a college downtown area, already has a tenant, was recently rehabbed, and is cheaper than the new build. 

I would just be cognizant of not exhausting your savings because while cash flow can be found, there are ongoing costs associated with investment properties and you don't want one major maintenance issue to wipe you out!

Collecting payments that the entity has not title interest in, unless acting as a manager, where payments are really the cash asset of the member can become a contribution to capital rather than an earned income.

I admit it may actually be better to have no agent than an incompetent one, but a good agent will earn their commission.

I have been an investor much longer than an agent and I had a hard time finding an agent who knew more than I did, in particular about investing..

I have no issues with reaching out and asking questions, I've been doing it like crazy these last couple weeks and am exhausted. :) But it's worth it if I can make this difficult situation into a positive outcome. 

If you have a spare $500k-$1M in cash/equity somewhere else, upgrade your umbrella policy you obviously already have as it is waaaaay more important than an LLC. 

I've done this twice and it's a great balance of higher cash flow but less headache than an STR in my opinionAlthough, in the right area and run properly they can crush.

Seems the way to go with a housing shortage in our local market and a lower initial investment cost than an apartment complex.

It's more expensive, takes longer, is more stressful, and exhausting to get a STR to market.
