Investor > Agent Relationship.... Adding Value
I am new to real estate investing and have picked the agent that my wife and I would like to work with. With that being said I understand the importance of bringing value to every new relationship, especially ones where you are asking a lot of the other person. Since I will be soon walking in the shoes of a lot of the members on this forum, I am curious what some of the ways (as the investor) you can bring value to the Investor/Agent relationship.
Browsing online I see multiple posts and videos about how the agent can bring value to their clients, but not many of the reverse.

I've been on both sides of this relationship. In my opinion- as an agent- a buyer has to have realistic expectations, and that can be doubly so for a new investor. I've had many new investors reach out to me who either want me to:
-Write dozens of ridiculous offers that have no chance of even getting a response
-Show them a billion properties, while they are waiting for the deal of a lifetime to fall in to their lap.
Neither of those are going to happen, especially on your first investment in a hot sellers market. You have to understand what a reasonable return is, what an aggressive offer looks like in your market and be ready to pounce when a reasonable opportunity presents itself.
Beyond that- communicate. It's a two way street. Many clients expect their agent to do all of the heavy lifting, but if you aren't returning emails or phone calls for hours, you are missing out on opportunities- it's not as if the agent can offer on your behalf. If your agent brings you a deal, you need to let them know if you are interested right away. If you have a pattern of slow responses, as an agent, I'd be taking those deals to my clients who are ready and willing to jump immediately.
