Hey @Michael Noto, thanks for the input, I ended up pulling the trigger on the HVAC. 4 bd 2 bth & 2bd 1bth duplex, hurts dropping the cash now but numbers say will pay off.

If I am not receiving applications within that first 7-10 days (and mind you, I follow up aggressively with the folks who attend), I'll begin dropping the price, driving larger numbers of folks to the unit, until I meet the price folks are comfortable with.Bear in mind, all of this is done with a number in mind that I am not willing to go below.

Very easy to get sued. the amount of money you'd drop just buying professional grade equipment and putting into the infrastructure of starting your business would probably cost more than just buying a duplex with a loan. plus I'm sure you need a license for that in Florida as well which probably requires some sort of insurance coverage at a minimum. some places require to have working experience but not everywhere.
