Thank you very much for your response, the partner will be finding the SFH and also rehabbing it and may be willing to act as the property manager.

My colleague @Chris Seveney looked into it and here was his response:  PSASome of you may have seen some people posting on other sites about a company that will finance NPL’s.

It isn't the contractor's responsibility to then replace them at their cost because you now changed your mind.

The financing period includes appraisal, title search (which can take 2 weeks), property survey if there isn't a recent one and the time needed to underwrite the loan and get clear to close. 30 days would be really tight, normally 45 for conventional loan.

You can test how confident she really is in her friend’s ability to pay by asking if she’d be willing to co-sign for him, just to gauge her response.

I have done this  in the past but also require a lease break fee in addition to them being responsible for all rent until their lease expires.
