For Realtor license, here is a quick tip that helped pass the second time around, study all the terms In every chapter,  If you know the terms, your can correctly answer any question they throw at you :)Hope my 2cents helped ;)

It's eggs in a lot of baskets instead of one, and provides income while still maintaining equity and tax advantages.Lastly, if your Dad hasn't reached the maximum lifetime exemption, he may be able to sell this home without having any taxation on it if he has lived in it 2 out of the past 5 years.

Don't pay anymore than 125 unless they are giving you a bundle.I used reedc.com (real estate education center) online for 85 just for the 75 hour course and bought a Barron's book with practice exams and a lot of study material for 22..Good luck!

I like to ramp up the CapEx reserves in the first year and to give an example, I put back 6k for four units will still maintaining 750/COC.
