My additional 2 cents:  As much as I believe tenant-caused repairs should be billed 100% to the offending tenant, I'm a bit concerned that they will not report anything in fear of having to pay, and in turn, resort to their own measures to "fix" it and possibly cause more damage -- I guess that's when inspections come in handy so you can keep any eye on things.  

In my opinion, if you need to resort to eviction, you've failed at vetting properly. 

I am not so sure we had a shortage I dont recall that.. what I do recall is banks advancing 80% to builder for lot and build package and giving builder 20 to 50 spec loans and builders got WAAAAY over their ski tips and when specs did not sell they cratered and handed in the keys. 

You know how many calls a month I get for funding's where someone locked up a nice deal put up their last dime on EM then goes looking for money only to run out of time and calls me as a last resort.. ???

So far, we get along great and haven't resorted to coin flipping for a final decision.

If you want to find deals, fish in the retail pond as a last resort...you need to be in the wholesale pond.

Instead the appraiser would then have to refer to the nearest HUD MH's to that area which could end up being a rent lease community in which case a value of the home would be based on the nearest HUD homes to the area which could potentially negatively influence the value of your home but not impact the value of the land.Lastly, and somewhat contradictory to everything I've stated above, if you own an MH Pre HUD or HUD that's in a uniquely upwardly mobile area i.e beach, resort, golf course, lake, river, etc in many cases you could realize a great ROI either way just based on the desirability of the area.Hope this makes some sense.
