Thanks Rehab702 - So i dont see the benefit of getting the property deeded separately since i would be getting a single loan for the two buildings anyway and they would add up to eight.

I immediately responded and that is the result in which you read.I think it's sending out offers before you see the property by the sounds of it, and the way he makes it out you are consistently sending offers daily then once you get some type of feedback you go from there.I am looking to buy a fax machine (or find one on criagslist, once I get off work) today, and get in contact with a realtor I met at my 2 day seminar last week who said he wants to become an investor while being a realtor and wants to work with me.

I have to look at comps in the area to see the value of a 3 acre parcel of land, as you know the assessment value does not truly reflect its worth and right now that is all that I have to go on.

I like to ask to see the owner's previous two years tax returns, which invariably will indicate operating expenses much higher than the pro-forma they give you.In which case, it's fun to ask, "Are you lying to me on the pro-forma or are you cheating on your tax returns?"

Your inspection of the property should NOT be done until his stuff is totally out and you can see the condition of the walls and floors, outlets, etc, behind, under, or above, whatever he has that is blocking that view.
