well, yeah, because the photographer color corrected everything and has wide angle non-distorting lenses, etc...I think for high end properties that have great layouts, etc the photos are important.

In the markets I focus on northside and nicer parts of south side (mckinley park/bridgeport/brighton park) market prices on 2-4 units seem to have fallen in the 10-15% range with Brighton Park multi units actually held almost same as before rates rose but that market was drastically increasing prior and rents are now about 10% higher there then a year ago. 

Take off your rose colored glasses. 

If tenants tear up a piece or a section, they can be cut out using a box knife and replaced easily enough, or if your help has a little patience they can be removed using a hair dryer or heat gun.My favorite color (cherry) is on sale right now. 

Versus catching an issue much earlier in the install, when the contractor can fix more easily, and your timeline and materials aren't wasted.As for finish selection: I am guessing Greg means you specify exact tile to be used, grout color, flooring, light fixture for kitchen/bath/bedroom/etc, paint color for walls/trim/doors, etc. 

When we change the furnace filter every three months, I look at color of the filter.
