@Carlos Jonathan Fuentes I have a system for this and it is something to pay attention to, but as others have said the agent-investor relationship is one built on trust so sometimes you will lose and just remember what went wrong.If I am working with investors looking to buy and live in the property or hold, I don't ask for a buyer agency agreement, but I use something like that by getting an agreement on the contract that they will be paying a commission.

I remember looking at a beautifully renovated  duplex on Zillow in Atlanta the other day, with backsplash, new appliances, flooring, etc. but the area was iffy!

The cash on cash return is around 11%, The property has been fully rehabbed and I've had tenants in place since April, under professional property management.I'm looking to continue growing my portfolio, but I need to pull as much capital out of this property as I can.

However, if you're familiar with Utah Valley, it is growing like crazy.

Remember, education leads to action!

I am a growing investor here in South Texas Corpus Christi who just started off of a mentorship from Clever Investor aka Cody Sperber about 3 months ago.  

From this you can see that equity will kill your properties ability to produce any profit as that equity grows. 

I think you would benefit from doing some serious networking with active investors in your area and growing your sphere with like minded people.
