From what 5 seconds of google searching has told me you do not need a college degree to be an agent/broker.I graduated from college a few years ago with a degree in Construction Management so I think this has some relevance to your situation. 90% of what I was taught in school had no application to real life and 5% had little value.Â

.- Appraisals are done based on the home's current configuration and use, not based on speculation about historic uses that may, or may not, have followed all the relevant ordinances.- Sometimes an appraiser will comment that the property is "legal non-conforming (grandfathered)" or something like that, and generally you are good to go.- Long gone are the days of cherry picked appraisers.

Now, that six month wait (during which time you presumably are paying a very high interest rate & have capital tied up) is gone.For it to be more relevant to me here in the bay area, I'm going to be digging into jumbo loan guidelines to find one that just says "we follow Fannie on this."
