You can structure the partnership however you see fit for yourself and your brother.

Don't rush into a partnership.  

I set up a LLC with a partnership agreement and make the investor 20 percent owner of the LLC.

Since my post I used the search function and found several forms on the topic, and will continue due diligence. 

If you get obsessive about analyzing deals in your area and find partners who want the deals but don’t have the time or desire to find them….that’s likely a good partnership.

You  will  need the help of an attorney and account the question to ask  to be able to do the creative structuring  of your partnership  with a plan of action  a organized  plan of action and  aware  of the pitfalls  and opportunities  just doing this with family will not  be enough  you will need  professionals who know the laws  of syndication

But, because I myself would never rent a place that made it neccessary for me to tsle mu clothes to a laundrymat, I would offer her the option that for $25 or $30 additional per month, I will replace the washer and dryer with functional units.

We wanted to ask some input from experienced partnerships on how to set up and run a partnership in a deal.

Make sure the basic comforts of a home are available to them ASAP - functional kitchen, finished bathroom, finished bedroom.
