Furnaces were about 12 years old which we knew when we wrote a full price offer.Big issues - 1 Electric main too low to ground for code (over 10 feet clearance needed). 2 Broken pipe and pooled water with fungal growth in crawl pace.  3 Floor footings in crawl space on screw jacks is not proper.

I grew up in Corpus and I've seen the growth albeit at a slightly slower pace than the rest of Texas.

The real question you have to ask yourself, though, is am I satisfied with the pace of my REI?

My business partner is on pace to manage 100+ units at some point next year.

You can go at your own pace and work on it whenever you have time.

Pretty frustrating when the local government can come along and decide to cap the amounts that you can raise your rents and keep you from having your rents keep pace with the market.  

I have several investors who would like to be equity partners, so finding properties and buyers is definitely on the agenda.

I don't know that it is likely to continue, at least not in the dramatic pace we have seen over the last few years.
